Management Services

Full Service Management

  • We first meet with you to discuss your management needs, inspect the property, and make improvement and repair suggestions. We also perform a Rental Value evaluation to prepare the property for renting and to ensure.that it's listed at the current market rate.
  • Next  the management contract is drawn up and we go over all the details so you understand what services we will provide and what fees are involved.
  • We will then place ads for the property, install a For Rent sign, and begin showing prospective tenants.
  • Screen interested prospects, first verbally pre-qualifying them, then by written application where we verify employment, income and housing history, social security confirmation, and run credit/eviction check.
  • Once a tenant is approved a lease is written up and carefully explained to the prospective tenant. We present the lease contract for your approval, according to your instructions. Next all paperwork needed to lease and manage the property including proper insurance forms and disclosures required by law are completed. At the lease signing we collect the first months rent and security deposit. A pre-move-in inspection is performed, including digital photo documentation, and on the move-in date the Tenant is given keys, remotes and other property devices.
  • A Welcome Home Handbook is given to the tenant which provides important references, and outlines all rules and regulations related to the rental of the property. Tenant is also provided with a Tenant Move-In Inspection Form to complete and return to us for our records.
  • All Rents are collected on the first of each month with a three-day grace period for late payments. We provide you with monthly statements of income and expense, and disburse the net check directly to you, or as agreed to in your contract.
  • Maintenance requests are handled promptly upon approval by the owner. Repairs that total under a pre-agreed-to dollar amount and emergency situations will be acted upon immediately if owner cannot be reached. We keep you informed throughout the entire process.

Lease Only Service

This is for owners who feel they don't need full service management, but would like us to find you a qualified tenant, draw up the lease agreement, and complete the move-in. All leasing procedures and documention are the same as for our full management clients. Once the Tenant is moved in, all management responsibilities and rent collection are carried out by the owner.

  • Our one time leasing fee is a minimum of $495 or 50% of the first month rent for a signed 6 or 12 month lease.

Some optional services may have minimal fees added such as Direct ACH Bank Deposits, Bill Pay, and General Maintenance and Construction Management.
